History Repeats Itself: Golden Moments for ... - Kona Real Estate Now

When I purchased my first home there were many similarities to today?s housing market. A bubble had burst, prices were down, many were afraid to invest in real estate and many more had been burned or were waiting to see if prices had really hit bottom. Headlines from that year read like this:

?No one is buying; housing is an investment that no one will touch.?

?Desperate political efforts being made to encourage house buying.?

?Rock bottom prices and lower mortgage rates encourage little purchasing.?

Kind of sounds familiar huh? Only then interest rates were not anywhere near as low as they are today. But I was ready to own my first home and I forged ahead.

I selected a new subdivision and had a home built. It was a moderately priced neighborhood but well located. It had an exclusive feel to it and my gut told me it was an up and coming neighborhood. I chose a lot that I liked and carefully selected upgrades. I opted not to spend money on things I could do myself later and rather chose those things that could only really be done while the home was being built? Things I felt would add value.

Well the market did recover, like it always does, and when I decided it was time to upgrade I sold the place for almost twice what I originally paid for it. A number of years later I discovered that one of my partners colleagues had purchased the home and paid nearly three times what I paid for it. They sold it a few years later for close to quadruple what I originally paid for it.

I began thinking about this story the other night and comparing it to my current situation. The real estate market is very eerily similar to the one we were in when I purchased my first home. This time, like last, we bought in a modestly priced, well located, new construction neighborhood that we feel is up and coming. We were smart about the options we added during construction and have done a lot of finishes such as landscaping and interior paint and finishes ourselves.

The real estate market goes in cycles. There are some really great times to buy and some really bad times to buy. Right now I feel strongly that we are in one of those golden moments that is perfect for investing in real estate.

96% The Imposter

All Critics (93) | Top Critics (24) | Fresh (89) | Rotten (4)

The most fascinating aspect of the movie is why the missing boy's family believed the imposter's story.

You may begin to wonder if you aren't being conned by the movie yourself.

Beverly Dollarhide, Nicholas's mother, says of the period after her son's disappearance, "My main goal in life at that time was not to think." Apparently, the filmmakers have taken a cue from her.

Layton's dazzling film is an exciting, edge-of-your-seat experience superior to any Hollywood mystery you're likely to see for a long time.

"The Imposter" becomes more than just a missing-persons drama. It hints at something much darker: a real-life horror story, the full truth of which may never be known.

This is one creepy mystery.

Superbly crafted documentary about a missing teenager who mysteriously resurfaces after three years, prompting a riveting, better-than-fiction Cold Case-style drama.

If only the movie didn't almost glamorise Bourdin's action, they'd have been onto a real masterpiece.

If you are a fan of true crime stories or the workings of the human mind, The Imposter will blow you away.

... both interesting and repellent.

An unnerving experience and a brilliant piece of documentary filmmaking that peels back the layers on one of the most perplexing stories

Layton layers "The Imposter" with powerful images in the dramatic re-creations, as well as a brooding soundscape and a concise pacing that distributes its information with the reserve of a good mystery writer.

"The Imposter" may be the first movie since "Penn and Teller Get Killed" whose title may need its own spoiler alert.

Every bit as engaging as it is well-shot, it proves once more that truth is, indeed, stranger than fiction.

A mixture of documentary, mystery and thriller, which recounts an astonishing true story that gets more outrageous with each revelation

Strange and intriguing, searching for that elusive essence known as 'the perfect truth.'

Rather like watching a magician pulling off a trick which your eyes cannot see, The Imposter offers its own strange kind of magic.

The story is astonishing enough on its own, and The Imposter succeeds in enhancing its immediacy and intensity.

As his story unfolds, one gets the uncomfortable sensation that a joke is being played. But on whom?

One of the year's most provocative pictures.

Incredibly well-made and with a story you won't forget, "The Imposter" is one of the better docs of the season.

The Imposter emerges as a brilliantly slippery film that demands brain-stretching consideration. Astonishing, indeed.

It's an astounding story, truly, and Bourdin is the most chillingly sympathetic sociopath: frank, remorseless, matter-of-fact.

British director Bart Layton has only slightly fictionalised this extraordinary story for his documentary, which is told more as a thriller than a statement of hard fact.

Economists: Real Estate Prices To Increase 15.2% Through 2016 ...

A new survey of 113 real estate economists, experts, and investment strategists shows a growing confidence in the long-term prospects of home prices in the real estate market. ?Added to the most recent Case-Shiller Home Price Index, showing home prices up 1.2 percent nationally compared to one year ago, the gradual appreciation of real estate prices is looking more and more likely.

The study was put on by Pulsenomics and reported by Inman News this week. ?These same economic experts had forecast flat or slightly decreased prices over the past year, but have shown increasing bullish attitudes on home prices as more market statistics support that position.

The economists? current forecasts (these are cumulative increases over the years, not yearly increases):

2012: ?2.3 percent increase

2013: ?4.7 percent increase

2014: 8 percent increase

2015: 11.4 percent increase

2016: 15.2 percent increase

From the Inman article:

This quarter?s survey results show optimism has increased among the participants, who in the second quarter had predicted a 0.4 percent dip in home prices this year, followed by modest increases starting in 2013 and through 2016.

Economists now forecast home prices will rise 2.3 percent in 2012 from fourth-quarter 2011, and see further cumulative rises of 4.7 percent in 2013, 8 percent in 2014, 11.4 percent in 2015, and 15.2 percent in 2016.

That?s an expected annual growth rate of 2.9 percent between 2012 and 2016, slightly under the 3.6 percent annual growth rate experienced in the prebubble years between 1987 and 1999.

The most pessimistic quartile of survey respondents expect home prices to rise 0.3 percent this year; the most optimistic, 4.4 percent.

?Purchasing the most authoritative domain in our niche will allow us to expand our search engine reach into Yahoo, Bing, MSN and AOL where the site has had strong tier 1 term rankings, whilst also increasing our current rankings in Google. We believe that the web will evolve to be the most important marketing channel over the next 5-10 years, especially considering that today's boomers (reaching retirement age) are tech savvy and make up a considerable percentage of the underlying demographic shift,? says Michael BenHayon, CEO

With a portfolio of over 200+ websites in the reverse mortgage sector, Reverse Mortgage Lenders Direct is positioned to provide seniors with information based on popular search queries, along with free competitive quotes from top lenders nationwide.

?We are aggressively expanding our SEO reach in 2012 with multiple acquisitions completed and many planned for in the future. Our website is in a strong position to take top rankings this year which will allow us to reach our internal goals of becoming the largest and most visited consumer site in the reverse mortgage sector. My prediction is that: over the next 12 months, there will be more consolidations and takeovers of websites which were successfully able to grab a market share in this niche. This trend should pick up quite quickly as there are only a few organically ranked web properties which would make sense for lenders to acquire (have lead volume),? continues Michael BenHayon, CEO.

UK military says no plan to cut short Prince Harry's Afghan deployment after Taliban attack

LONDON - Britain says it doesn't plan to cut short Prince Harry's deployment to Afghanistan, despite the Taliban attack on the base where he is stationed.

Two U.S. Marines died in the assault on Camp Bastion in Helmand Province Friday, and Taliban claimed it carried out the attack to avenge an anti-Islamic film that insulted the Prophet Muhammad and because Harry is there.

Britain's defence ministry said the prince's deployment was carefully planned and the threat to all British troops "is continually assessed and all measures taken to mitigate it."

Harry's status as third in line to the throne has complicated his military career. A deployment to Iraq was announced, then abandoned, in 2007.

His tour to Afghanistan in 2007-2008 was cut short after 10 weeks when a media blackout was breached.

Foreign policy at forefront is a Romney hurdle

(AP) ? With protests at U.S. embassies and four Americans dead, Mitt Romney is suddenly facing a presidential election focused on a foreign policy crisis he gambled wouldn't happen.

It did ? and at a bad time for the GOP hopeful. Momentum in the race is on President Barack Obama's side and Republicans are fretting over the state of their nominee's campaign.

To shift the trajectory, Romney's plan boils down to this: Spend big money on TV and work harder.

It's unclear how long this round of Middle East unrest will last, and Romney's aides concede the former businessman may struggle to gain a political advantage should anti-American violence continue deep into the fall.

Despite internal concerns, Romney is publicly confident and dismissed polls that show him behind during an interview with ABC's George Stephanopoulos.

"You say I'm behind today," Romney told Stephanopoulos. "These polls are all within the margin of error. And we're making progress. I'm going up against someone who's been in office for four years and whose record, as you pointed out from the beginning is really pretty bad."

Untested on the international stage and with limited foreign policy experience, Romney staked his entire rationale for his candidacy on the notion that he can fix the nation's dour economy given his decades of work in the private sector. He doubled down on that strategy when he chose as his running mate House Budget Committee Chairman Paul Ryan, a 42-year-old Wisconsin congressman with little international affairs experience.

Then, the unrest in Egypt and Libya flared, and Romney accused Obama of apologizing for America, his first statement mischaracterizing events in Cairo before all the facts were known, including that a beloved U.S. ambassador to Libya had died. Romney drew criticism from Republicans and Democrats alike.

Clearly mindful of his foreign policy vulnerabilities, the Romney campaign arranged for Sen. John McCain to attack Obama's foreign policy in a national interview on Thursday as Romney moved back to his comfort zone: the economy.

"Look, the nation is pretty evenly divided. And it ultimately is the outcome is decided by the people in the middle. A lot of them won't make their mind up until the very, very last moment," Romney told Stephanopoulos. "And I believe that as they look at who they believe can get this economy strong again and create jobs again and rising wages and take home pay for middle-income families, they're going to say, I've got the best prospects for doing that. And I'll get their nod."

Romney's foreign policy bobble was the latest in a series of recent missteps. He stumbled through a summer trip abroad that had been intended to show he could lead on the world stage. Then, he became the first Republican since 1952 to accept his party's nomination without mentioning war, giving Democrats an opening to criticize and raising eyebrows among Republicans. Romney also took heat for actor Clint Eastwood's rambling convention appearance.

And, with his massive amounts of ad money failing to break open the race, some Republicans have expressed worry that Romney may be starting to let the campaign get away from him. Others are pushing him to explain more clearly what he would do as president.

"Romney's campaign got hung up on the question of 'Are you better off than you were four years ago?' His message should be, 'I can make you better off and here's how,'" said Republican pollster John McLaughlin. He pointed to Romney's pledge to create 12 million new jobs as president and added: "We need to hear specific goals and a reasonable expectation of how to get there."

Polls nationally and in key states show Obama slightly ahead, and the clock is ticking down on opportunities for Romney to seize momentum. With the pressure on, he is trying to gain the upper-hand by intensifying television advertising and engaging more with voters.

"Mitt Romney is the ultimate pressure player," said GOP strategist Phil Musser, a senior adviser to Romney's 2008 campaign. "The higher the stakes, the more on the line, I can't think of an instance where he didn't rise to the challenge."

Romney is devoting valuable hours preparing for a series of debates in October that have suddenly taken on new significance; twice in the last week he has holed up with advisers and Sen. Rob Portman of Ohio, who plays Obama in the sessions.

"There are only a few major events left that can shift the dynamic of this race," said Charlie Black, an informal Romney adviser. "He is right to spend that time preparing for the debates."

Obama had barely accepted the nomination last week when Romney unleashed a $4 million-plus blizzard of new TV ads in the most competitive states. The Republican expanded his footprint into Democratic-leaning Wisconsin in hopes of blazing more paths to reaching the 270 electoral votes needed for victory. He also started advertising on cable television networks that cater more to female viewers as he looks to narrow Obama's advantage among women.

Expect even more in the coming days as Romney dips into his huge cash stockpile. At the end of August, Romney, the Republican National Committee and state parties were sitting on a combined $169 million. It's expected to be more than Obama and his team, which hasn't yet released their cash figure. Romney has spent less than $79 million on television advertising, compared to Obama's $219 million. Combined with Romney allies' help, the GOP side actually has outspent Obama and his allies so far.

Over the past week, Romney has hit the campaign trail energized and animated. And in Ohio, Romney struck an empathetic tone as he sought to connect with voters struggling with a tough economy.

"These are real families. These are real people," Romney said. "I was with a miner who said, 'Please help me keep my job.'"

Observers have noticed a change in the candidate who struggles to connect with his audiences and is tagged by critics as less than charismatic and even out of touch.

"He's turned into a different person," said Lillian Glass, a Los Angeles-based body language expert. "He's become more passionate, more emotional, more dynamic, a communicator."

That burst of enthusiasm dovetailed with a round of national polls that showed Obama opening up a slight lead in what had been a deadlocked race ? causing a round of second-guessing among Republican insiders about the state of the campaign.

"Romney can still win but few at bats left," GOP strategist Alex Castellanos, who worked for Romney in 2008, wrote on Twitter. "Still think an Obama 2nd term (equals) disaster. Just haven't heard why Romney would be better. I remain hopeful."

Amid the angst, Romney pollster Neil Newhouse released a post-convention memo that called Obama's uptick "a sugar high," and added: "Don't get too worked up about the latest polling."

Romney aides are cautioning Republican naysayers to be patient, arguing that he is within striking distance in each of the handful of states where the two campaigns are focusing their travel time, campaign staff and advertising dollars. They say if Romney can stay close or make gains, undecided voters will break for the challenger.

The campaign and the candidate's posture these days are reminiscent of how Romney acted and the strategy he employed last winter during the primary season after former House Speaker Newt Gingrich soundly beat him in South Carolina.

Romney responded by sharpening his attacks in next-up Florida, and he benefited as an outside group unleashed millions of dollars of television advertising against Gingrich. Romney also turned in a strong debate performance just before the primary. Romney ended up winning Florida and the nomination.

The next few weeks will determine whether he can do the same against Obama.

Verizon's iPhone 5 and Sprint's iPhone 5 Won't Let You Talk and Surf the Web At the Same Time [Verizon]

In news that's a serious bummer but not all that surprising, Verizon's iPhone 5 will not be able to talk and surf the web on LTE at the same time. Like the iPhone 4S and most Verizon phones before it, the iPhone 5 will not support simultaneous voice and data. More »

Math anxiety causes trouble for students as early as first grade

ScienceDaily (Sep. 12, 2012) ? Many high-achieving students experience math anxiety at a young age -- a problem that can follow them throughout their lives, new research at the University of Chicago shows.

In a study of first- and second-graders, Sian Beilock, professor in psychology, found that students report worry and fear about doing math as early as first grade. Most surprisingly math anxiety harmed the highest-achieving students, who typically have the most working memory, Beilock and her colleagues found.

"You can think of working memory as a kind of 'mental scratchpad' that allows us to 'work' with whatever information is temporarily flowing through consciousness," Beilock said. "It's especially important when we have to do a math problem and juggle numbers in our head. Working memory is one of the major building blocks of IQ."

Worries about math can disrupt working memory, which students could otherwise use to succeed. Beilock and other scholars have studied this impact of anxiety on working memory on older students, but her current work is the first to explore the impact on students as they begin school.

The findings are published on the website of the Journal of Cognition and Development. The lead author is UChicago PhD candidate Gerardo Ramirez. Joining he and Beilock in the work are UChicago postdoctoral scholar Elizabeth Gunderson and Susan Levine, the Stella M. Rowley Professor in Psychology.

The team showed that a high degree of math anxiety undermined performance of otherwise successful students, placing them almost half a school year behind their less anxious peers, in terms of math achievement.

Less talented students with lower working memory were not impacted by anxiety, because they developed simpler ways of dealing with mathematics problems, such as counting on their fingers. Ironically, because these lower-performing students didn't use working memory much to solve math problems, their performance didn't suffer when worried.

"Early math anxiety may lead to a snowball effect that exerts an increasing cost on math achievement by changing students' attitudes and motivational approaches towards math, increasing math avoidance, and ultimately reducing math competence," Beilock writes in the article.

For the study, the researchers tested 88 first-graders and 66 second-graders from a large urban school system. The students were tested to measure their academic abilities, their working memory and their fear of mathematics. They were asked, on a sliding scale, how nervous they felt to go to the front of the room and work on a mathematics problem on the board.

The study found that among the highest-achieving students, about half had medium to high math anxiety. Math anxiety was also common among low-achieving students, but it did not impact their performance.

Fortunately, there is hope for alleviating the negative impact of math anxiety on math achievement. "When anxiety is regulated or reframed, students often see a marked increase in their math performance," the researchers write. One way to reframe anxiety is to have students write about their worries regarding math ahead of time.

A procedure termed "expressive writing" helps students to download worries and minimizes anxiety's effects on working memory. The researchers speculate that, for younger students, expressive picture drawing, rather than writing, may also help lessen the burden of math anxiety. Teachers can also help students reframe their approach by helping them to see exams as a challenge rather than as a threat, the researchers write.

Beilock is also an author of "Math Anxiety, Who Has it, Why it Develops and How to Guard Against it," published in the current issue of Trends in Cognitive Science (Tics). The article, co-written with UChicago postdoctoral scholar Erin Maloney, points out that math anxiety has a variety of sources.

"Its development is probably tied to both social factors, such as a teachers' and parents' anxiety about their own math ability and a student's own numerical and spatial competencies," they write.

The research for the paper in the Journal of Cognition and Development was supported by the National Science Foundation Science of Learning Center Grant; a grant from the Spatial Intelligence and Learning Center to Beilock and Levine; by a NSF CAREER grant to Beilock; and by a National Center for Education Research Grant.

The research in the paper published in Trends in Cognitive Science (Tics) was supported by a U.S. Department of Education, Institute of Education Sciences Grant and a NSF CAREER Award to Beilock.

Beilock, the author of Choke, What the Secrets of the Brain Reveal about Getting it Right When you Have To, is one of the nation's leading experts on the power of anxiety to undermine performance across a wide variety of fields from test taking, to public speaking, to your golf score.
